    Jerry Caldari - “The Boss” - has been working on residential, commercial, and industrial buildings including adaptive re-use, and historic preservation since 1974. His hands on, rational design approach and attention to detail is apparent throughout the work of the office.

Equally adept at designing houses at the beach, apartments in town, renovating industrial buildings in Brooklyn and Queens, or preserving historic structures, Bromley Caldari Architects is a creative, problem-solving NYC Architecture and Design firm founded in 1991 by R. Scott Bromley and Jerry Caldari.

The two principals are known for their easy-going natures, enthusiasm for their work, and commitment to personal service as well as mentoring young architects and resolving challenges and creating excitement in every project.

As a team, we bring to each of the assignments we undertake the ability to work with our clients to identify, assess and achieve the goals of that particular project.

Our work has been featured in numerous architecture and design books & magazines around the globe, TV shows and movies. Our team includes architects, designers and technical people who possess a high level of expertise and intuition as well as common sense. The firm has successfully built millions of dollars of work in New York, across the United States and internationally.

THE TEAM

  • Naoya Hiraide

    SENIOR DESIGNER
    Naoya has shared his superb design and technical skills as a key member of the firm since 2006. In addition to design development, Naoya has creatively coordinated architectural, mechanical, and structural drawings for a wide range of projects and has become expert in many key specialty areas.

  • Ashley Rauenzahn

    ARCHITECT
    Ashley is a licensed Architect. She received a BA in Architecture from Clemson University and an M. Arch at Savannah College of Art & Design. Ashley began her career at Bromley Caldari as a summer intern and then joined as a full-time member in 2013. In the time since Ashley has taken the lead as project architect for some of the most complex projects in the office including 101 West End Ave.

  • Sarah Conant

    PROJECT DESIGNER
    Sarah earned her Bachelor of Architecture from Pratt Institute in 2016 and joined the firm upon graduation. Sarah is involved in everything the company does from schematic design through construction administration, including being the project lead for NYPCC’s new facility in the Bronx. Her enthusiasm for design is contagious and she contributes to both residential and commercial projects.

  • Alexandra Doudounis

    DESIGNER / RENDERER
    Alexandra completed her bachelor’s degree in interior design at NYIT and after a brief stint in the design department of a construction company joined Bromley Caldari in late 2017. Alexandra has produced numerous computer-generated 3D models for the design development of both residential and commercial projects.

  • Natalia Rico

    ARCHITECT
    Natalia obtained her Architectural degree from UCPR, Colombia, followed by a Master of Construction degree from SENA, Colombia. She joined the company in 2017 and has been responsible for the construction documents for large, complicated projects where she has prepared detail drawings and coordinated the Architectural, Structural and Mechanical work.

  • Kira Martin

    GRAPHIC DESIGNER
    Kira completed her double major in Graphic Design and Fine Arts with a BFA degree from Northeastern University. She joined Bromley Caldari in 2021 where she has used her graphic design skills to clearly communicate ideas and designs to our clients. She keeps our social media and project documentation fresh.

  • Olivia Vozzo

    DESIGNER
    Olivia joined Bromley Caldari in 2022 after earning her Bachelor of Fine Arts degree in Interior Design from Miami University, Ohio. She is skilled in drafting, 3D modeling and in preparing schematic design documents for furniture, fixtures, and accessories.

  • Matthew Gonneau

    ARCHITECT
    Matthew is a licensed Architect and has been an associate of Bromley Caldari since 1994. He has been responsible for the design development and construction detailing of numerous residential projects of varying size, scale and complexity including most of the Fire Island projects.

  • Angela Haberstumpf

    MANAGER
    Angela is the in-house bookkeeper and part-time office manager. She brings 20 years of organizational, financial, and tax knowledge to the position.

HOW WE WORK

  • A building project is a complicated undertaking. As licensed Architects and building industry professionals, we do this every day of the week but often this will be your first such large, expensive, time-consuming endeavor. Our incremental, step-by-step approach makes the process manageable and less daunting.

  • We provide site planning, architecture, interior design and furnishings services for commercial and residential projects. We also provide site analysis, feasibility studies and master planning services. We design single family and multi-family residences, a wide spectrum of commercial projects including new buildings and major building renovations, historic restoration and interiors.

    Fees are determined by project size and scope, there is no standard fee. Each project is different. Fees are based on project size, complexity and length of time required to complete the work. Fees can be lump sum, hourly or expressed as a percentage of construction cost.

  • Initial contact by you: what is the project, what do we want to accomplish?

    What is the scope, budget, schedule?

    Initial work by us: site visit/site analysis, regulatory analysis (what is permitted by zoning, building code, landmarks, etc.), initial concept sketches to start the discussion.

  • A series of meetings, conversations and sketches to visualize and develop the concept and explore options.

    Schematic floor plan, section, 3D views to visualize project and determine major project elements and systems.

    Develop the schematic design: prepare and review developed plans, sections, elevations, models, renderings.

    Coordinate with structural and mechanical engineers and other consultants.

    Manufacturer/vendor input for building components and products.

    Budget review.

  • Working drawings and specifications (Construction Documents) for pricing and construction.

    Assemble Construction team.

    Invite construction team input for cost saving, ease of construction.

    Secure Agency (Building Dept, Landmarks, etc.) approvals and building permit.

    Issue drawings to contractors for construction pricing.

  • Represent you in the construction process.

    Visit the site and observe the construction work for compliance with the construction documents.

    Attend site meetings with the project team.

    Review submittals of shop drawings and material samples.

    Issue sketches and respond to contractors’ requests for information.

    Review contractors’ requests for payment.

  • Prepare punchlists of items to be corrected or completed.

    Assist with commissioning, provide an “Owner’s Manual”.

    Secure Agency sign-off’s, letters of completion, C of O.

    Assist with move-in.

    Debriefing.
